The Buying Process

  1. Schedule a Free Consultation

  2. Get Pre-Approved by a Lender. I know a couple of great lenders I can send your way.

  3. Begin Your Home Search

  4. Submit Offer on “The One”

  5. Offer is Either Accepted, Negotiated, or Declined

  6. If Accepted, move to step 7. If Declined go back to step 3.

  7. Contract Executed. Earnest Money and Option Money due within 3 days.

  8. Option Period Begins the Day After Contract Execution

  9. Inspect the House. Negotiations possible.

  10. House is Appraised

  11. Loan is Approved

  12. Attend Closing (Keys typically given here!)

  13. Transfer of Ownership and Funds Transfer

  14. CONGRATULATIONS, IT’S ALL YOURS!!!!

Services Explained.

The top 3 service professional who will be with you from A to B are your Lender, your Realtor, and the Title Company Agent.

Lender.

It all begins with the MEANS to purchase your home. Unless you have cash money, you’ll want a home loan (AKA a mortgage). A lender will lend you the money to buy your house/land.

  1. You fill out an application basically requesting the loan

  2. They review it then accept it or decline it

  3. If they accept it, they’ll tell you:

    • How much they are willing to lend you

    • How much they charge for interest

    • How much downpayment you need

  4. If they deny it, they’ll tell you why so you know what to work on to get you loan ready.

Realtor.

This is your best friend and guide to all things real estate. A real estate agent will tell you all you need to know about the house and will give you access to it. They’ll connect you to their network of lenders, inspectors, etc.

I personally, walk every step of the way with you. From, showings, to negotiating contracts, to attending inspection, closing, and my favorite of all- capturing the moment of you opening your new home for the first time.

Title Company.

A title company works with EVERYONE. They work with you, the seller, the insurance agents, basically everyone related to the transaction.

  1. Title company receives your signed contract from me

  2. They review the title of the house to make sure it’s free and clear to sell

  3. They issue insurance policies (you decide the company, they order it to activate the day of the closing)

  4. They file and record the transaction
